Ocean Palms is ideally located just 10 metres from Bali Beach, offering almost immediate access to this quiet, scenic cove. Beta Beach is only a 2-minute walk away, perfect for relaxed sunbathing and swimming among granite boulders. For a livelier vibe, Camps Bay Beach is just a 10-minute walk along the coast, where you’ll find restaurants, cafés, and tidal pools.

Level 1: The Pad – A Quiet Hideaway

Located on the ground floor and accessed directly through the spacious four-car garage, The Pad is a private, self-contained suite designed for guests who value independence and practicality. While it offers comfort and convenience, it’s important to note that this suite is situated close to the road, and guests may experience road noise during their stay.

Unlike the other four bedrooms in the villa, The Pad is more modest in style and finish. The gorgeous private suite is perfect for guests wanting their own space but it doesn’t offer ocean or mountain views, or access to private terraces. Making it best suited for an unfussed guest or support staff member who may be accompanying you. It provides a functional and private space that includes a small lounge area, a compact kitchenette, a comfortable bedroom with a flat-screen TV, and a private en-suite bathroom.

Because it is located off the garage area and has its own separate entrance, The Pad offers a high level of privacy and is ideal for guests who prefer an independent setup or support staff.

From this level, guests can also access the villa’s grand entrance—a striking foyer featuring a baby grand piano, curated artwork, and elegant lighting. A fully equipped gym is also located on this floor, along with a private elevator that connects all four levels of the home, ensuring easy access throughout the villa.

This property has been meticulously vetted prior to on-boarding, comes with a dedicated 24/7 guest support team, housekeeping, WiFi and hotel grade amenities. The manager prides themselves on offering the highest level of service to ensure you have a memorable stay!

Electricity:

South Africa has been experiencing periods of load-shedding (What is Load Shedding). This means that electricity goes off for periods of 2.5 hours or more at a time. We often do not know in advance when this will happen. However, there is an app you can download in order to ensure you know what times it will take place and plan your day accordingly. Please see following the link to the app: Load Shedding App (EskomSePush – The Loadshedding App). We apologise for any inconvenience that this may cause. This is, unfortunately, something that is out of our hands and governed by the South African Electricity providers. Accordingly, neither the owner shall be liable for any refunds, compensation or discounts as a result of services being unavailable due to load shedding. Most of our owners, however, have taken a number of measures to ensure your greatest comfort during your stay.

Noise Control:

This Apt is situated in a quiet residential area and we need to adhere to strict noise control measures implemented by the city council for this area. We therefore need you to understand and accept the following conditions:

• No parties of any kind are to be held at the villa.
• No noise or music of any nature (heard by neighbours) is allowed between 10pm and 7am during the week and between 11pm and 7am on week-ends.
• No hooting or shouting in the street at any time (day and night).
• Should you have a guest or two visiting please make them aware that parking is very limited and not to park in front of another person's garage or driveway.

Travel Insurance:

It is imperative that you have procured adequate and fully comprehensive travel insurance including cancellation cover and cover for theft of personal items.

Groups:

No groups of all solo travellers unless by request. No bachelor/bachelorette party groups permitted.

Children:

We do not accept children under 12 years of age, there may be child safety issues and concerns for guests with younger children, such as balconies, split-level terraces and unfenced pools. Guests staying with children do so at their own risk and are urged to take all due care and attention during their stay.

Monthly Stays:

• Please note on monthly discounts, electricity will be for your own account.
• No daily housekeeping will be included within the rate but can be paid for additionally when available and permitted.
• Standard amenities eg WiFI, and DSTV if applicable, will be included.
• Reasonable water usage is included, this will be monitored according to current city limits.
• Garden and pool service will be included when permitted.
